We’ll talk about overall style, size, layout, must-have features, and budget expectations. We also explore how you plan to live in the home, both now and long-term.
Land is a key part of this discussion. If you already own a lot in Kelowna or the Okanagan, we review its characteristics such as slope, access, services, and views. If you’re still searching, we can provide guidance on what to look for and help identify potential challenges early.
This meeting is also about fit. We explain how we work, share past projects, and outline our approach so you feel confident moving forward together.

Step 2 – Design and Planning
With a clear vision established, we move into design and planning. This phase is critical, as strong planning leads to smoother construction and fewer surprises.
Working with Architects and Designers
We collaborate with experienced architects and designers to transform your ideas into buildable plans. If you already have a designer or existing plans, we’re happy to work with them. Otherwise, we’ll recommend professionals aligned with your preferred style.
The design process typically unfolds in stages:
- Concept Design: Initial layouts and concepts are created and refined.
- Developed Design: Floor plans, elevations, and often 3D visuals are finalized.
- Construction Drawings: Detailed plans are completed for permitting and construction.

Budgeting and Refinement
