Building a brand new home from the ground up is an exciting adventure. It’s a process that takes time and patience, but results in a home that is perfectly suited to you and your family.
At Maloff Contracting LTD, we believe that it is important to have clear expectations and to understand our process for New Home Construction clearly, to ensure that we’re all on the same page.
The Maloff Contracting LTD process includes four phases: Planning, Construction, Occupancy and Follow Ups.
Planning
Every home build begins with a solid plan in place. Every detail of your home will be planned out with Maloff Contracting LTD before a shovel hits the dirt. From the lot to the home design to the budgets and timeline, everything will be laid out for a smooth construction process.
Land Acquisition
The first step in any new home build is securing the lot that you’d like your home to be on. If you don’t already have a lot, Maloff Contracting LTD. would be happy to recommend subdivisions or an agent to work with to find the land for your new home.
Construction Planning
The Construction Planning phase of the Customer Journey is where we prepare the details of the build. Here are a few of the details that we will go over:
● If you already have a architect, Maloff Contracting LTD will communicate with your draftsman on plans. If you do not have an architect, we can connect you with one that we work with.
● If you have an interior designer, Maloff Contracting LTD will communicate with them to ensure that any design details that pertain to the build are confirmed before construction begins.
● We will receive preliminary floor plans and elevations drawings.
● We will explain the New-Home Warranty Process to you.
Quoting
Once the details of the build have been ironed out, Maloff Contracting LTD will provide a quote for the project. At this stage, the drawings, interior design and majority of the suppliers will be finalized. Finally, the purchase agreement will be drawn up and ready to be signed by Maloff Contracting LTD and you, the homeowner.
Pre-Construction
Before Construction begins, the Pre-Construction phase will include the following: ● Permits will be pulled by Maloff Contracting LTD. ● Sub-Trades will be finalized. ● Site preparations, including demolition of any structures, underground services ran and temporary power for construction.
Construction
Plans are in place and we are ready to begin the Construction phase! It’s time to see your dream home come together.
There are three walk-through milestones in the Construction phase: ● Lockup ● Drywall Completion ● Substantial Completion
The final walk-through will be done at the Occupancy stage.
Occupancy
This is the best part! Once your home is complete and ready to live in, there are a few steps in the Occupancy phase that we must go through.
Before we hand you the keys, Maloff Contracting LTD will run through the New Home Orientation with you to explain how the home works. The New Home Orientation will outline:
● How to operate the mechanical systems and maintain them in peak condition ● The general maintenance requirements of the home, including how and when you should perform maintenance. ● Maloff Contracting LTD’s After-Sales Warranty and Service Program. ● The New Home Warranty Program.
Follow Ups
It’s time for you to enjoy your new home, but don’t worry, we’ll still see each other!
Maloff Contracting LTD will perform follow-ups at one month, six months and one year after completion of the home. We will check in to make sure that everything is working properly and that you are satisfied with the home that you’ve always dreamed of.
